Why rote?

We, the owners of Wavehaven, came to Rote in 2021, during Covid. We’d been living in Bali’s nicest town, Bingin, since 2016, but were getting more and more frustrated by the ever-increasing crowds in and out of the water. Busy roads, loud bikes, influencers, fitness gurus, digital nomads, it seemed as though the whole world wanted to (and did) move to Bali.

This is not what we had in mind when we moved to Indonesia; we just wanted a simple and quiet lifestyle, to surf, eat healthily & enjoy life at a quiet pace.  So in our search, we visited other islands in Indonesia, but we didn’t find the right place until we visited Rote. Rote had exactly the right ingredients for the lifestyle we were looking for:

Luckily we found a unique plot of land right in front of Squeelers.  We employed a trusted notary to check all the paperwork and had it all double-checked through our Bali lawyers.  We made a leasehold contract for 40 years. Our award winning architect in Bali made the design; blending tropical beachfront living with contemporary lines.
Since there was not much work going on in Bali during Covid we found one of the best builders from Bali to take on the project for us, building our dream villa.
Built exactly to the specs we set out with the architect, this villa has been our home for the last 3 years.  And since we started spending 8 months of the year here in Rote we have discovered that Rote is not just a surfers paradise! 
 
There are a ton of other activities that you can do here:
  • World class foiling, we both learned to surf foil here and quickly discovered that there are foil spots for every level; from beginners to expert tow-foiling waves.
  • Wing foiling, the ever-present offshore wind is great for surfing at T-Land, but also for wing foiling.
  • Foil Drive, an electric foil assist, enables us to catch 20+ waves of over 250 meters in length in 1.5 hours. The best foil drive spot is right in front of our house!
  • Tow foiling, there are a handful of other expats who foil here and when the conditions are right the offshore wave at the Bomby is the go-to-spot. About 400 meters offshore from our house. Long rides with either jet skis or little speed boats for the tow.
  • Sailing, we had a little trimaran built by the local boat yard and we often cruise with 8+ knots through the lagoon at high tide. Other trimaran owners use them to get to the different surf spots. A few times in the season there are regattas which always guarantee competitiveness, chaos and great fun! The mooring for the boat is right in front of the house.
  • Windsurfing and Kitesurfing, albeit challenging conditions with offshore winds in front of the house, only a few times per month are the conditions worldclass, when it is we try to take advantage of it.  It’s always possible to drive 25 minutes to another part of the coastline to find onshore or side-onshore winds.

FAQ


Foreigners cannot directly own freehold land in Indonesia, but they can legally lease land or use a foreign investment company (PT PMA) to obtain land usage rights.

That is possible of course, if you are able to:

  1. Find a notary/lawyer who you know you can rely on to check all ownership documents, rights of access, family rights, etc.
  2. Find an architect who is familiar with the rules of what can be built in Rote, legally and practically.
  3. Find a builder to quote & build the house for you, and get it in a valid contract.  This is especially difficult on an island like Rote where builders are scarce and no-one wants to give a fixed price (Rote builders only want to work on a day-rate + materials, so be prepared to be monitoring the building constantly and be able to source all the materials from other parts of Indonesia, getting it all shipped to Rote). 
  4. Make sure you have your logistics all sorted out: There are no shops here for building materials, hardware and fittings. Everything has to be imported.  
  5. Ensure your builder honors the contract by finishing it within the agreed timeframe and budget.
  6. Do the landscaping, and buy furnirure and house hold supplies in Bali or Jakarta, and have them shipped to Rote.

If you already have experience of building in remote locations, speak good Indonesian and have 2-3 years to spare, then yes, you could save money by building your own dream house in this paradise.  But, even after going through all that stress, you still won’t have our location 🙂 

Yes, with 37 years left, the lease is paid up and transferred to you upon completion with a sales contract. 

We love Rote, but in the wet season, we, like most expats leave for a few months, shops close and the wind turns onshore. In those months we spend time on the other side of the world, but local staff looks after our place very well, we can organize the same for you. Staff costs are low in Indonesia.

Not with us, and it’s impossible for foreigners to get bank financing.

Yes, there is a small international school in the town

We have lived in several place around the world, we rate Rote as safe as Norway where we spend time in the off season. The main safety worry is not using enough sunscreen.

This isn’t Bali, it’s why we love it. There are basic surf shops, small covenience stores but no big supermarkets. What  we eat? Local foods or eat out in restaurants, ie Rote’s best pizza is 1 minute from us. There’s spanish food, taco tuesdays, burger nights.
